We ask for less than a letting agent does, but what we do ask for is sensitive: a passport, a face on a video call, and sometimes evidence of where your money came from. This page explains what happens to it.
1. What we collect
- Identity data: your name, date of birth, nationality, and passport details, together with a record that a video verification call took place.
- Source-of-funds data: only for funds above $25,000 entering escrow — for example an exchange statement, a company distribution, or a sale document.
- Tenancy data: the city, dates, budget, occupants, and pets you tell us about, and the lease itself.
- Contact data: the phone number, messaging handle, or email address you use to reach us, and our correspondence with you.
This website has no contact form, no email capture, no newsletter, and no advertising or analytics trackers. If you have not messaged us, we hold nothing about you.
2. Why we collect it, and on what basis
Identity and source-of-funds data is collected because we and our escrow agent are required to know who is moving money and where it came from — a legal obligation, not a preference, and the reason we can hold a deposit for you at all. Tenancy and contact data is processed to perform the contract you have asked us to arrange.
3. Who we share it with
- The escrow agent, who must complete its own checks before it can accept your funds.
- The landlord, who receives your name and the lease terms — not your passport scan, and not your financial documents.
- Regulators, banks, and law enforcement, where we are legally required to respond.
We do not sell your data, and we do not share it with advertisers or data brokers.
4. Cookies and tracking
This site sets no cookies and runs no third-party analytics or advertising scripts. Fonts are served from our own domain rather than a third party, so no request about you leaves this site as you read it.
5. Retention
Identity and source-of-funds records are kept for the period required by anti-money-laundering law in the relevant jurisdiction — typically five years after the end of the tenancy — and then deleted. Enquiries that do not become tenancies are deleted within twelve months. We cannot delete records that we are legally obliged to retain, even at your request, and we will tell you plainly when that is the case.
6. Your rights
Depending on where you live, you may have the right to access the data we hold about you, to correct it, to have it erased, to restrict or object to its processing, and to receive it in a portable form. Write to the address at the foot of this page and we will respond within one month. You may also complain to your local data protection authority.
7. Security
Identity documents are stored encrypted, access is limited to the people who need it to do this job, and we do not send passport scans over unencrypted email or messaging apps. No system is perfectly secure, and we will not claim otherwise.
8. Changes
We will update this page if our practices change, and the date at the top will change with it.
